About Us & Our Program

Finding the perfect home is never an easy task.  Finding reasonable financing once you've found the perfect home can be even more difficult.  Factor in the current state of the economy and attaining your dream home can seem completely out of reach.

We specialize in affordable housing options in Franklin and Granville counties in North Carolina.  We offer a flexible Rent-To-Own Program for renovated manufactured homes and have access to low down payment FHA lending options. 

Our mission is to provide a solid path to affordable housing when all other roads seem blocked.


Three-Step Rent-to-Own Program:*

 Step 1:  You make a non-refundable down payment.  We give you the right to purchase the property while you are renting over a 12-month period.  Your down payment goes toward the purchase price of the home.

 

Step 2:  You earn monthly rent credits.  Each month you make an on-time rent payment, we give you a credit that can be applied to the purchase price of the home and/or FHA loan closing costs! 

 

Step 3:  You qualify for a FHA home loan.  We provide a referral to a credit counselor and a FHA mortgage broker to help you qualify for a low down payment FHA mortgage to purchase the home.

                      

*Rent-to-Own application required, one application per adult - $25 non-refundable cash fee per application.

 

 

Two Essential Responsibilities of Tenant/Buyers in our Rent-to-Own Program:

 

                      Responsibility 1 As the Tenant/Buyer, you are responsible for maintenance and repairs of the property. 

                 You are renting to own this property, as opposed to simply temporarily renting it.  Because you are

                 committed to being a homeowner by entering into this program, you take on the responsibilities of a

                 homeowner.  You want to take care of the property as if it is your own because it will be yours someday!

 

                  Responsibility 2:  As the Tenant/Buyer, you are responsible for working on your credit during the rent to

                  own period.  We work closely with FHA mortgage brokers and have credit counselors who can help you

                  rebuild and repair your credit.  We only ask that you be willing to work on getting your credit score where

                  it needs to be for you to be a successful homeowner.  We want to help you achieve the dream of home
